Mezzo mixes urban architecture with peaceful location

Mezzo, an infill development in Phoenix, offers distinctive urban architecture in a quiet neighborhood setting.
Located near 12th Street and Osborn Road, the urban-looking Mezzo is in a residential area. With light rail access about a mile away, however, downtown Phoenix is easily accessible.
The development’s 10, three-story residences have two-car parking at the ground level of each unit. Five units have yards and five do not. Every unit is allotted a small garden in a common area.
Designed by Will Bruder, architect of the Burton Barr Central Library, Mezzo’s well-placed dual-pane windows provide great views of the street sans creating the sense that privacy has been compromised. Metal screens outside bedroom windows provide additional privacy as well as shade.
The exteriors of the two buildings have a vibrant mix of colors with exposed masonry block and steel.
Interiors have European-style solid cherry cabinetry in kitchens and baths, bay windows and GE Monogram stainless steel appliances. Units come with either bamboo, slate or limestone flooring.
Prices are from $395,000 to $420,000. Units have two bedrooms, a study and 2 1/2 baths. Each residence is roughly 1,525 square feet.
Construction was completed this summer.

44 Monroe is a symbol of downtown Phoenix’s resurgence

Like the mythological bird that rises from its ashes, downtown Phoenix has been reborn.
The tallest residential building in Arizona, 44 Monroe, is one of many signs of the downtown’s rebirth. Located at Monroe and First streets, the 34-story, 196-unit condo tower is expected to be completed by mid-2009.
The building is next to the light rail and within walking distance of downtown businesses and attractions.
Not surprisingly, residents of 44 Monroe have incredible views of downtown Phoenix from inside their units and their balconies. The units also come with travertine tile in the kitchen and foyer areas, granite countertops in kitchens, sound- and fire-rated partitions and Kohler fixtures in bathrooms.
The eighth floor offers several community amenities: a fitness room, business center, conference room, community room with catering kitchen and outdoor grill area and a pool and spa area with restrooms.
A seven-floor parking garage, which has cameras and other security features, provides parking for residents. Additionally, there is metered parking on Monroe Street and parking garages in the area.
Prices go from $483,100 to $4.19 million. Size ranges from 965 to 4,268 square feet. Units come in a variety of one-, two- and three-bedroom floor plans.
Designed by San Diego-based Tucker Sadler Architects, the building was inspired partly by a painting from artist Jennifer J.L. Jones called “Five Elements.” The five vertical fins on the facade correspond with the five Chinese elements of nature — earth, wood, water, metal and fire — featured in the painting. The design element is also a theme in the building’s interior.

Portland Place offers park setting in downtown Phoenix

At Portland Place you get a downtown Phoenix address in a charming park setting.
Located at Portland Street between Central and Third avenues, Portland Place is in the Roosevelt Historic District and just a few minutes from downtown attractions. In front of the condo building, Portland Parkway’s gas-lamp-style streetlights and wide grassy median with benches and monuments give the quiet street a quaint look. Just a stroll away is Margaret T. Hance Park, the Ro Ho En Japanese garden, Calabria Italian Grocery & Deli, Portland’s Restaurant & Wine Bar and light rail stops.
One of the highlights of the 53-unit, six-story residential building is the roof, which not only has amenities like a barbeque area, wet bar and heated pool, but striking panoramic views of the city. To the north is the Japanese garden and Piestawa Peak; to the south is the downtown skyline; to the west is Interstate 10; to the east is Central Avenue and the light rail.
Other common area amenities include a lobby, conference room and underground parking.
The one- and two-bedroom units are priced from the $300s to $1.45 million. Size ranges from 800 to 2,829 square feet.
The modern interiors vary in features and finishes. Suffice it to say that many of the remaining units have had significant upgrades.
DAVIS, a Tempe-based architecture firm, won a Gold Nugget award for Best Attached Housing Project of between four and seven stories for their design of Portland Place last month in an award ceremony in San Francisco. The annual award program honors achievements in architectural design and land use planning. Entries come from 14 Western states as well as internationally.
Construction of Portland Place was completed in 2007. Sales agents for the property say plans for a 10-story and a 12-story building are on hold until the Phoenix housing glut ends.

Phoenix set to have more green condos

Another green residential development is in the works for Phoenix.
The Victor, a planned 37-unit condo development, will have a variety of sustainable and green building materials and finishes to help it achieve a Leadership in Energy and Environmental Design (LEED) Silver certification for environmentally sensitive building quality. The certification is obtained through the U.S. Green Building Council, a Washington D.C.-based non-profit coalition of builders, manufacturers, developers and public and private organizations.
The infill project was designed by [merz] project, a Phoenix-based architecture and urban design firm. The firm also designed Phoenix’s Galleries at Turney, which was the first residential development in Arizona to receive LEED certification.
LEED features will include low-E windows, xeriscape landscaping, Energy Star appliances, high-efficiency water fixtures and dual-flush toilets.
The site for The Victor, which is now being excavated, is located at 15th and Pierson streets, between Camelback Road and Highland Avenue.
Its location will add to its eco-friendliness by placing residents close to major businesses in the Biltmore area, reducing commute times, improving quality of life and decreasing environmental impact.
At a marketing event, held last month at Copenhagen Imports in Phoenix, architect Joe Herzog said the design, which includes a street-level pool and bench seating along a secure perimeter, aims to promote interaction with the community.
There are five floor plans: live/work, two bedroom flat, private yard, private garage and one bedroom flex. The units range from 1,600 to 2,160 square feet. Pricing begins at $395,000.
In addition to the private garages available in some units, there will be on-site underground parking and street parking available.
The development is offering buyer incentives for the first 10 contracts. One of the most compelling is a $25,000 package, which includes interior design services, appliance upgrades and furniture. As another incentive, the seller will make purchase price adjustments to reflect any subsequent price drops.
The Victor is expected to open in 2009.

LEED-certified Galleries at Turney garners media attention

The Galleries at Turney, eight detached residences in Phoenix, is receiving local and national media attention for its green construction.
According to Modus Development, the developer of the infill project at 4410 N. 27th St., Galleries at Turney is the first Arizona residential project to attain the Leadership in Energy Efficient Design (LEED) certification for homes from the U.S. Green Building Council, a Washington D.C.-based non-profit coalition of builders, manufacturers, developers and public and private organizations, contributing to interest from media outlets, including “NBC Nightly News,” American Builders Quarterly, East Valley Tribune, Arizona Republic, KTVK 3TV News.
In order to acquire the LEED certification, developments must show performance in five key areas of human and environmental health: sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality.

Each two-story interior is about 2,000 square feet and leading-edge contemporary design with spacious interiors, state-of-the-art appointments and large floor-to-ceiling windows to bring light to each room.
Outside there are secured, two-car garages and decks providing spectacular views of the downtown Phoenix skyline to the south and Camelback Mountain, the Phoenix Mountain Preserve, and nearby Esplanade and Biltmore buildings to the north.
List prices are $700,000-$800,000.

Palmaire offers hip condos outside usual Phoenix areas

Palmaire, a Phoenix condo conversion, is proof that not all the city’s stylish, urban-looking properties are located in the Biltmore, downtown and midtown areas.
Once in the courtyard of the complex, located at 1630 E. Georgia Ave., north of Camelback Road on 16th Street, the exposed block — a not-so domestic material — on the exterior signals an urban influence in the remodel.
Built in 1964, the 18 residences combine mid-century modern architecture with contemporary finishes. Features include dual-pane windows, European-style kitchens, smooth-finish plaster walls, vertical-grain bamboo floors, ceramic tile in bathrooms and an optional I-Pod docking station. Light rail access among benefits of Phoenix’s Century Plaza

With soaring gas prices added to the Valley’s traffic tie-ups, one of the most attractive amenities at Century Plaza is its excellent light rail access.
